Our landscape-led residential masterplan has been approved for an urban extension on the edge of Penzance, delivering up to 140 new homes.

The development places strong emphasis on green infrastructure and community wellbeing, with open space to include: play areas, grow plots and community orchards. Existing Cornish banks, hedgerows and mature trees will be retained and enhanced to preserve the site’s distinctive landscape character and ecological corridors, while new walking routes connect the development with surrounding green spaces. The masterplan delivers a generous network of passive and active open space, creating a sustainable and distinctive extension to the settlement edge.

The development responds to its site and context in Penzance; the liveable and permeable street network referencing the historic streets near the harbour. The built form reflects the site’s topography and frames and overlooks the focal spaces, instilling identity and character.

The proposals will provide a mix of dwelling types designed to support a range of ages, lifestyles and household needs, including the potential for custom and self-build plots. Affordable housing is integrated throughout the scheme.
